Job Summary:

Under the direction of the Property Manager and Assistant Property Manager (or Leasing Manager) the Leasing Consultant is responsible for maximizing occupancy by generating qualified traffic by networking within the local community, scheduling, appointments, securing rentals, promoting resident retention, and providing or coordinating exceptional customer service.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Sales:

· Responsible for successfully leasing apartments, maintaining lists of available apartments, responding to telephone inquiries, qualifying prospective residents, showing apartments to Mission standard, and preparing all move-in paperwork.

· Initiate sales activity; maintain knowledge of market to maintain competitive edge; conduct monthly telephone market surveys and bi-monthly physical shop.

· Maintain market, demographic, economic and community knowledge. Recommend strategies and programs for on-site marketing activity.

· Promote resident and business referral and conduct outreach programs.

· Develop and monitor merchant/neighborhood referral programs for move-in packets, newsletters and resident retention.

· Telephone prospective companies to identify appropriate contacts, qualify and drive leads through the sales pipeline.

· Tele-market, cold-call, set appointments, and pro-actively contact prospective businesses.

· Utilize sales techniques such as; how to lead negotiations, overcome objections and closing on the perspective residents.

· Initiate sales outreach plans including but not limited to new development, community management, internal and external communication, and support. Provide regular status reports and task update lists.

· Recommend programs and strategies to increase qualified traffic and closing ratios.

· Follow up with prospective residents; telephone calls within 24 hours, follow-up card within 48 hours, and repetition of same if necessary. Ensure both timely and accuracy of entering prospect and resident data into OneSite.

· Input daily traffic numbers, maintain closing ratio of 33%, perform at 85%+ on shopping reports.

Administrative:

· At move in, inspect the apartment with the new resident, fill out move in inspection forms, review all leasing paperwork and property rules.

· Manage renewals, track lease expirations, record notices to vacate and interview residents for reason, prepare lease expiration letters and renewal leases.

· Collect and accurately process and report receipt of application fees, security deposits, rents and other fees.

· Accurately enter all prospect and resident data into OneSite in a timely manner.

· Keep files, desk, and leasing area organized.

· Comply with all Fair Housing regulations and other laws as they relate to property specific guidelines and occupancy standards.

· Inspect market readies and models each morning and notify service operations of any deficiencies.

Marketing:

· Maintain market knowledge with weekly telephone inquiries and monthly physical market shops.

· Review collateral and advertising and make recommendations on market strategies to Property Manager and Regional Marketing & Training Coordinator.

Customer Service:

· Assist in planning and preparation of resident functions.

· Walk the property for curb appeal and overall property appearance.

· Record and act on resident service requests, ensuring excellent customer service with same day or maximum 24 hour follow up.

· Answer the phone by 2nd ring, and use courteous and professional communication with all customers.

· Advise Assistant Property Manager of conditions at the community affecting the resident's safety and dissatisfaction or the properties preservation.

· Available for emergencies, resident functions, community affiliated events and weekends.

· Accept accountability for all your actions

· Maintain professional dress and conduct at all times.

· Perform other duties as required.

Minimum Education/Training/Experience:

High school diploma or equivalent. 1-year customer service or sales experience. Excellent English communication skills, both verbal and written.
